Confused which high Hz monitor to get.

Right, so I'm upgrading my main middle gaming screen. I've narrowed it down to two different models, but I'm really unsure of which one to get, and could use some advice.
My current setup is three 27" 1080p 60hz IPS panels, and a 24" 1080p 60hz screen at the top. I want to do away with the top 24", replace it with the middle 27" and get a high Hz 27" screen for the one in the middle of the three.
Some games I play across the three, so using Nvidia surround, it would be set at 5760x1080, but a lot of my games I prefer to play on just the middle screen, which brings me to my dilemma.
Do I go for the 1440p 165hz or the 1080p 240hz?
I would like 1440p, as I've heard it's the sweet spot for my 1080ti, and when not gaming, the screen would be a lot sharper... or do I go with the 1080p for the higher refresh rates and no deviation from its native resolution.
Would the middle screen picture look fuzzy due to the dithering when playing across the three due to resolution changes? Or in game would this not be noticed?
Also, does anyone know if mixing refresh rates would cause any issues? My new screen is going to be an xb272 or the xb271hu, and my existing screens are RT270, so all Acer and the frames and bezels will all be pretty much identical.
